“Thai Obayashi and Saha Group” Embark on Historic Joint Venture Moving forward to build a luxury hotel, creating a new landmark in the heart of Ratchadamri

Thai Obayashi, Thailand’s leading construction company, has signed a Memorandum of Understanding (MOU) with Saha Group to jointly develop a luxury hotel on a prime site in the Ratchadamri area.

This collaboration continues the success of the Kingsquare project on Rama III Road, where Thai Obayashi served as the main contractor under the assignment of Saha Group. The successful partnership fostered trust and confidence between the two parties, leading to this new joint venture, which marks their first real estate development partnership. Thai Obayashi and Saha Group have also partnered with Seibu Prince Hotels Worldwide, the core company of Seibu Group and a leading hotel operator with over 100 years of history in Japan, and signed a basic agreement on hotel management.

Mr. Pornchai Sittiyakorn, President of THAI OBAYASHI CORPORATION LIMITED, said that under this collaboration, both parties will jointly develop 200 high-end rooms along with comprehensive facilities, including banquet halls, meeting rooms, high-end restaurants, and an international-standard spa. The hotel will be part of a larger mixed-use complex that also includes office space and full-service retail areas.

“This partnership is a major milestone, evolving from a business partner relationship to a strategic alliance. We believe this hotel will play an important role in both the economy and Thailand’s image,” Mr. Pornchai said.

Mr. Vichai Kulsomphob, CEO and Executive Chairman of Saha Pathana Inter-Holding Public Company Limited, added that the hotel will be operated by Seibu Prince Hotels Worldwide, a renowned Japanese hotel chain known for its world-class service. This aligns with the shared vision of Thai Obayashi and Saha Group to offer a premium experience to guests. Construction is expected to be completed and the hotel ready to open by 2029.

“This hotel reflects our intention to elevate the historical Ratchadamri area. Through our partnership with Thai Obayashi, we aim to create a new landmark in central Bangkok. At the same time, the operation by Seibu Prince Hotels Worldwide will reinforce international standards and enhance service quality to support Thailand’s tourism,” Mr. Vichai said.

"The hotel, envisioned as a “Garden in the Sky,” will occupy floors 26 to 36 of the building. Guests will enjoy panoramic views of Bangkok from the main lobby on the 27th floor and relax at the infinity pool. The hotel will include a Japanese restaurant with private dining rooms and offer a full range of amenities such as a lounge and bar, spa, fitness center, club lounge, and flexible banquet and meeting spaces.”
